We collect almost nothing,
and we keep it ourselves.

What we collect.

If you use the contact form, we collect what you type: a phone number (required, so we can reach you), and a name and note if you choose to leave them. The form also asks whether you are looking for yourself or representing a buyer, and if you are a real estate agent it asks for your brokerage and an email address so we can send you documents. Everything except the phone number is optional. That is the whole list of personal information this site asks for. There is no account system and no newsletter machinery. We do record how visitors move through the site, on our own server, described below.

Where it lives.

Form submissions are stored in a database on our own server, not in a cloud CRM or a marketing platform. When a submission arrives, a short text message is sent to the developer through Twilio, our SMS carrier, so a human can call you back. That message carries what you gave us: your phone number, and where you filled them in, your name, note, brokerage, and email. Twilio processes that message the way any phone carrier processes a text; it is the only third party your information touches.

Search.

The site's search sends your query to our own infrastructure to find matching pages, returns the results, and moves on. Queries are not tied to you, profiled, or sold.

What we do not do.

No advertising trackers. No third party analytics scripts, no Google Analytics, no ad tech, nothing that follows you off this site. No cookies beyond what a browser strictly needs to load a page. No selling, renting, or sharing of your information with anyone beyond the service described above, unless the law requires it. Our web server keeps ordinary technical logs, the kind every web server keeps, and they rotate out on a schedule.

When someone is looking with you.

If you are talking to us through the chat on this site, a person here can ask to follow along on your page, so that when you say "this map is doing something strange" they can see the strange thing instead of asking you to describe it.

Nothing is connected until they ask and you agree. Your browser is not holding a line open to us in case somebody wants to look; there is nothing to join until you say there is. That is also why this only applies while you have the chat open. If we are not talking, we cannot ask.

You will know. While anyone is watching, a notice sits in the corner of the page saying so, for exactly as long as they are there. It has no close button, on purpose: a notice you can dismiss is one you see once, and then we would be telling you only the first time. There is no way for us to look without that notice being up.

They see the page as your browser drew it, the same reconstruction described above, arriving as it happens rather than afterwards. Not your other tabs, not your desktop, not your camera or microphone. The form fields stay obscured here too.

They can also ask to take the controls, to point at something or work a map for you. That is a request, and it shows up as a prompt you answer. Nothing on your screen moves unless you say yes, every time. Saying no is a complete answer and the conversation carries on.

Do Not Track and Global Privacy Control switch this off along with the recording. If your browser sends either, nobody here can watch your page at all.

Session recording, and why.

We record how visitors move through this site: pages viewed, clicks, scrolling, and where something breaks. It is not video, and it does not touch your camera or your microphone. It is a reconstruction of the page the way your browser drew it, and we use it to find the parts of the site that are confusing or broken.

The recording software runs on our own hardware, the same local-not-cloud ethic as everything else here. No analytics company, ad network, or data broker receives any of it, and it is never sold or shared. Every field on the contact form is obscured in your browser before anything is sent, so your phone number, name, note, email, and brokerage do not appear in a recording. What we see is that you used the form.

Recordings are deleted after 30 days. That is a job that runs every day and removes them outright, not a policy we mean to get around to.

If you would rather not be recorded at all, we honor the Do Not Track and Global Privacy Control settings your browser can send, and nothing is recorded when one is on. You can also write to us and we will delete the recording of your visit before the 30 days are up.
