Public paved roads that are already plowed, a PE-stamped plat, three-phase power in the corridor, and a dedicated broadband agreement so fiber service is available at every lot without you or the buyer waiting on a utility.

This one makes your job easier.

Access is not the holdup. The roads are public, dedicated to Lakes Highway District, and plowed every storm, so getting a crew and materials in during a February job is not a private-road negotiation. The plat is stamped by a professional engineer at Olson Engineering, and setbacks are stated on the drawing: Kootenai County rural zone throughout, plus two special setbacks the plat calls out by note. Design Review Board written into the covenants, real but written to be a partner rather than an obstacle for builders who show up ready.

The other thing that helps: fiber service is available at every one of the fifty-eight homesites on day one, under a dedicated broadband agreement Joe negotiated for the neighborhood specifically. Buyers do not need you to coordinate a six-week install with a phone company after framing, and you do not need to price around a satellite dish as the placeholder. The service is there when the certificate of occupancy is signed.

Power in the same corridor is three-phase, at every lot, and natural gas from Avista runs beside it, so the homes you price can spec gas heat and range without a propane contract. That changes what an on-site workshop can carry during the build, and what the buyer’s future shop can carry after handover. A serious welder, a compressor that does not dim the lights, three-phase machine tools if that is the kind of finished shop you are pricing. It is not a rural upgrade the utility might get to eventually, it is service specced into the plat at the front end.

Phase 1 real today is the fifty-eight legacy homesites of six acres, give or take, the public paved roads, and the PE-stamped plat. The connectivity arrangement is documented on the fiber section on our amenities page, so you can scope a build to a specific timeline knowing what a buyer’s day-one service actually looks like.
